OVERVIEW

Oglethorpe County is a rural community of 14,900 residents on east of Athens, Georgia.  There are over 150,000 residents within a 20 minute drive of the county core.  Oglethorpe has had steady population growth over the last two decades.  State Highway 78, the main thoroughfare through Oglethorpe, sees traffic counts of over 10,000 cars.  This route serves as a scenic alternative to Interstate 20 connecting Athens to Augusta. 

MARKET POTENTIAL

Oglethorpe residents have an average median disposable income of around $37,000, which is above the Georgia average of $33,000. (Source: ESRI, Bureau of Economic Analysis)  Though the county is rural in nature, there are pockets of dense residential development as well as a fierce sense of community pride that support the market for additional retail and service establishments within the county's borders. 

According to a 2016 ESRI Retail Leakage report, Oglethorpe residents spend over $17 million on restaurants and eating establishment, yet over 70% of those dollars go outside of the community.  Other sectors in high demand are personal care services which show a leakage factor of nearly 60%, grocery stores with spending in excess of $28 million and a leakage factor of 66% and fitness clubs which have a market of $5 million and leakage factor of 100%.

OPPORTUNITIES

Oglethorpe County is prime for retail and food service establishments.  In addition to unique dining and shopping business opportunities , there are several franchise establishments that cater specifically to small towns across the U.S. that could thrive here - chains such as Huddle House, Anytime Fitness or a Sonic Drive-In.

Oak Tree plaza

Oak Tree Plaza was completed in 2016. It is conveniently located on Highway 78 adjacent to Oglethorpe County High School.  Highway 78 (Athens Road) sees daily traffic counts in excess of 10,000.
